Create a new version based on Vaadin's AppLayout

It would be interesting to investigate if it is possible to create a new version based on Vaadin's AppLayout, but maintaining the API as much as possible so the migration is easy for applications that are using the addon.

Given that now we have the addon working in Vaadin 24, I'm not sure if we should continue with this one. Sending it back to triage.
