[Editor] ZRenderMaterialEntity causes a crash

Most ZRenderMaterialEntity entities cause the game/sdk to crash when selected in the tree view.
I have found some that don't cause a crash like entity 522ee344354b4a4a in scenario_gecko.brick under Scenario_Gecko -> Environment -> Material_Overrides -> atrium_wallpaper_stuccotrowel_a
but the entity directly below it 3bf2038c565cd0f0 (backdrop_building_miami_near_b) causes a crash.
A lot of the property names are corrupted as well in the non-crashing entities but the property values seem to be fine.
