在京都算大的地和房子了，东南角地，看地图其实旁边是个公园，整体敞亮，只有北边和西北边挨了别户，还可以停两辆车。在京都的东南靠山的边上，去京都塔要开车20分钟，坐电车40分钟。但走去附近的超市和便利店都要10多分钟，走去最近的地铁站石田站要20分钟，不是太方便。
这个日野谷寺町属于京都个别地价跌了的地方，10.2 万円/㎡，纯按地算，这个房的地皮值150.25m²*10.2 万円/㎡=1532.55万円。
相当于卖家觉得这个装修值2580-1532.55=1047万円。但简介里面说2023年7月翻新了墙壁、天井（橱柜・塗装等），都没翻新卫浴和上下水这些。但同比这个日野谷寺町其他二手房（离这个房子估计十多二十米远还有一户在卖），47平的土地、83平的建筑面积，一样1995年修的要卖1180万，这个同地段的按土地算的单价比2580万的这个贵40%多京都有些真的乱喊价
