Buy scenario doesn't account for returns from stock market investment post mortgage term

Once the mortgage term ends, the buy scenario is better than the rent scenario in terms of cash flow. Shouldn't the difference be invested in the stock market? At the moment, it's a bit unfair because only the rent scenario takes advantage of it.
